Drawn from a continually updated register, all prospective Tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor.

 

Levels of Service offered

MANAGING AND LETTING SERVICES

Pebble Property Management & Lettings offer two services, Let only and Let and Managed.

Under the Let only service we will:

§    Visit you at your property, and provide a rental valuation and any other advice which you may require about letting your property.

§    Advise you on compliance with the various safety regulations.

§    Locate suitable tenants. Your property will be advertised if necessary, however we have excellent contacts with various company and other establishment personnel departments, and furthermore usually have tenants waiting.

§    Accompany tenant applicants to view the property.

§    Obtain and evaluate references and credit checks.

§    Prepare a suitable tenancy agreement and arrange signature by the tenant.

§    Collect and pass onto you a deposit (bond) from the tenant. Please note new legislation from April 07 requires you to join a government accredited tenancy deposit scheme.

Under the Let and Manage service we will:

§    All as Let only service plus

§    Collect and hold as stakeholders a deposit (bond) from the tenant.

§    Prepare an Inventory and Schedule of Condition.

§    Check the tenant into the property and agree the Inventory and schedule of condition.

§    Supervise the transfer of gas, electricity and council tax accounts into the tenant's name. Receive rental payments monthly in advance, and pay you promptly, together with a detailed statement.

§    If required, we will pay regular outgoings for you from rental payments.

§    Inspect the property periodically, and reporting any problems to you.

§    Arrange any necessary repairs or maintenance, first liaising with you in the case of larger works. Keep in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.

§    Check tenants out as required, re-let and continue the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.


We maintain a flexible attitude, and are generally able to adapt our service to meet our client's individual circumstances and needs, for example by providing a part only service, or alternatively by taking on additional tasks and duties.
